rent from Saturday to Saturday during the peak season
months of July and August. There may be times when overlapping stays can
be arranged. Custom stays can be reserved during other months but do

RATES The rates as shown are peak season weekly rates. Off season rates are indicated on the Rates & More chart. Customized stays of less than 1 week are pro-rated on the full, peak season rate. Additional days added to a full week rental in the either in season or off season are pro-rated based on the rate at the time. Not all properties offer discounts or pro-rated rates. CLEANING Each property is prepared for your arrival by a cleaning service contracted by the individual property owner. The cleaning supervisors are provided with an inspection report form and informed of our standards and expectations for each property. The cost of this preparation is paid by the property owner and is included in the fee for each property. Tenants are required to leave the property as they found it. Should it be necessary for the crews to spend time beyond that allocated for each property these fees may be deducted from the security deposit or billed to the tenant when necessary. Most cleaning service providers offer their services to tenants for an additional fee. Information on these services and rates is available upon request for each property. LONG TERM Some property owners prefer to rent only a few weeks and ideally to one party. For these situations we may offer reduced rates for extended stays. Extended stays are four or more weeks. The typical discounts is 25% off regular rates and may be negotiated. These special arrangements and terms are negotiated on a per property, per arrangement basis. DEPOSITS A 50% non-refundable and non-transferable deposit is required. Deposits are due within five (5) days of making a reservation. For example, if you reserve a $1000/per week rental for 1 week on the 1st day of the month, the deposit due is $500 by the 5the. We will email the deposit requirement and reservation information within 24 hours. CONFIRMATIONS You will receive a confirmation and contract usually within 30 of our receiving your deposit. Please be sure to read your confirmation carefully, sign where indicated and return it to our office. CHECKS We gladly accept your personal check. We do not accept credit cards. Please write your rental number and the dates of your stay in the memo of your check. Please send only the deposit amount requested. Any check returned for insufficient funds will require replacement funds by cash, certified bank check or postal money order, plus a $25 fee. CANCELLATIONS Our hope is that you never have to deal with a cancellation. However you need to be aware that once you have made your choice, indicated your intent to rent a specified time period, in a specific property, and we receive your deposit to reserve your time frame, you are financially responsible for 100% of the rental fees. If you have to cancel this commitment you need to notify us immediately. The sooner we know the better the chances of re-booking the time. We will work with you and do all we can to attempt to re-book the specified time to someone else. If you are compelled to cancel your reservation your total rental fees will be forfeited. If we are successful in rebooking all or a portion of your reservation, proportionate fees that we collect will be refunded less a cancellation penalty of 25%. If we are unsuccessful in rebooking your time slot, you are responsible for paying 100% of the rental fees. We will also be happy to assist you with re-booking another time slot that does work for you and can apply any funds that are refunded to the re-booked reservation. SECURITY DEPOSITS
Most property owners now require security deposits of at least $300. The amount of the
deposit may vary from property to property. Typically the amounts are
between $300 and $1000. A separate lease and security deposit
agreement may accompany the contract that you will receive from True Hall Real
Estate. Security Deposits are due 30 days prior to occupancy along
with your final balance and applicable sales tax. Returnable
security deposits, partial or in full, will be returned within 30 days of your
departure. CHECK IN TIME is 4 PM and CHECK OUT is 10 AM A minimum fee of $35, per cleaner, may be charged and deducted from Security Deposits for late check outs causing cleaner delays. SMOKING OF ANY KIND IS NOT ALLOWED ANYTIME, ANYWHERE, OR BY ANYONE. NO
