RENTAL WEEK  Properties typically rent from Saturday to Saturday during the months of July and August.  There may be times when customized stays during this time are possible.  Often there is more flexibility during the off season months, May, June, September and October.

SALES TAX   Vacation Rentals are a form of lodging and subject to a 7% state sales tax.   

RATES   The rates shown are peak season and may be negotiated for stays during the off season months.  Please see the Rates & More chart.  Customized stays of 4-6 nights are pro-rated on the full season rate. Customized stays of less than 4 nights are at 60% of the full season rate unless a nightly rate is offered. Additional days added to a full week rental either in season or off season are pro-rated based on the rate at the time. Not all properties offer discounts or pro-rated rates. 

CLEANING  Each property is prepared for your arrival by an independent service contracted by the  property owners.  Our goal is to avoid having to charge a cleaning fee to our renters.  We do ask that tenants  leave the property as they found it and follow as closely as possible, the check out procedures provided to you at check in. 

If it is necessary for the service to spend time beyond that allocated for each property a fee will apply and may be deducted from the security deposit.   Cleaning services are available for a fee during your stay and must be arranged in advance. 

LONG TERM  Some property owners prefer to rent only a few weeks and ideally to one party.  For these situations we may offer reduced rates for extended stays.  Extended stays are four or more weeks.  The typical discounts is 20% off regular rates and may be negotiated.  These special arrangements and terms are negotiated on a per property, per arrangement basis.

DEPOSITS  A 50% non-refundable and non-transferable deposit is required. Deposits are due within five (5) days of making a reservation.   Deposit notification will be sent to you via e-mail.  Please do not send the sales tax or security deposit with your initial deposit.  

CONFIRMATIONS  An e-mail confirmation will be sent within 5 business days of receiving your deposit and will include the lease agreement which you may return at any time but no later than 30 days prior to your scheduled arrival day.

FINAL BALANCE The remainder of the rental fee, sales tax and security deposit is due 30 days prior to your scheduled arrival day. 

CHECKS  We gladly accept your personal check.  We do not accept credit cards. Please write your rental number and the dates of your stay in the memo of your check and send only the amount requested. 

Any check returned for insufficient funds will require replacement funds by cash, certified bank check or postal money order, plus a $25 fee.

CANCELLATIONS  Our hope is that you never have to deal with a cancellation.  However you need to be aware that once you have made your choice, indicated your intent to rent a specified time period, in a specific property,  and we receive your deposit to reserve your time frame, you are financially responsible for 100% of the rental fees.   If you have to cancel this commitment you need to notify us immediately.  The sooner we know the better the chances of re-booking the time.  We will work with you and do all we can to attempt to re-book the specified time to someone else.  If you are compelled to cancel your reservation your total rental fees will be forfeited. 

If we are successful in rebooking all or a portion of your reservation, proportionate fees that we collect will be refunded less a cancellation penalty of 25%.  If we are unsuccessful in rebooking your time slot, you are responsible for paying 100% of the rental fees.  We will also be happy to assist you with re-booking another time slot that does work for you and can apply any funds that are refunded to the re-booked reservation. 

SECURITY DEPOSITS  A minimum security deposit of $300 is required.   The amount of the deposit may vary from property to property and additional deposits may be required with pet friendly properties.   Security Deposits are due 30 days prior to arrival and returnable amounts will be processed within 30 days of departure.

  Upon receipt of the final balance, sales tax and security deposit we will send additional arrival information via e-mail.   Click here for Directions to our office where you will pick up keys and directions to your rental property. CHECK IN TIME is 4 PM It is helpful to know if you are running late.  Simply call or e-mail the office to let us know.  The keys and directions will be left for you. 

CHECK OUT is 10 AM  A minimum fee of $25 may be charged for late check outs.  It is also extremely helpful to know if you will be departing a day or an hour early.  Please call the office or e-mail the office.

SMOKING OF ANY KIND IS NOT ALLOWED ANYTIME, ANYWHERE, OR BY ANYONE.    

NO PETS  No Pets indicates a property where the owner absolutely will not allow pets.   No exceptions.  

PET CONSIDERED  Pet friendly properties are indicated on our
Rates & More chart. Those properties that consider pets use the following guidelines and policies.  Smaller, crate trained pets are preferred.  Security deposits of $500 may required.  Your pet must be in your total control at all times and Maine does have a leash law.  Your pet must never be left uncrated or alone in the property at any time.  Pets are not allowed on furniture and we ask that you please do clean up after your pet and do not all them to go directly from swimming at the beach to inside the house.  Additional charges may apply and be deducted from your security deposit for any extra cleaning, laundry or yard care. 

PROPERTY AMENITIES  All of our properties are equipped with the basics, dishes, pots, pans, linens, sheets, towels and a telephone.  Electronic equipment varies and a more complete list is provided on our Rates and More chart.   If you have specific needs or questions, please do not hesitate to ask.
